What Does "Pending" Mean in Real Estate?
Pending, contingent, under contract — what these listing statuses actually mean, and whether you can still make an offer on a pending home.
Pending, in plain English
"Pending" means the seller has accepted an offer and the sale is moving toward closing — the major contingencies have generally been met, and the parties are working through final steps like the appraisal, loan underwriting, and title.
Pending vs. contingent vs. under contract
- Under contract — an offer is accepted; the catch-all term for a home that's spoken for.
- Contingent — an offer is accepted but still depends on conditions being met (inspection, financing, appraisal, or the buyer selling their current home). More can still go wrong at this stage.
- Pending — contingencies are largely cleared and the deal is in the home stretch to closing.
Can you still make an offer on a pending home?
You can ask your agent to submit a backup offer. Most pending sales close, but some fall through — over financing, inspection issues, or appraisal gaps. A backup offer puts you next in line if the current deal collapses. Don't count on it, but it costs nothing to be positioned.
Why deals fall through
Common reasons include financing denial, a low appraisal, inspection surprises, or a buyer's home sale falling apart. An experienced agent anticipates these and keeps deals together more often than not.
