Jeff Dulmage

Jeff Dulmage is a REALTOR® and licensed real estate broker in Lima, Ohio, and the founding partner of the LV5 Real Estate Team, brokered by Hartsock Realty. He has spent more than 25 years in real estate as an agent, investor, and property manager, helping buyers, sellers, and investors across Lima, Allen County, and West Central Ohio.

Jeff’s career started on the ownership side of real estate: he began as a single-family investor-operator, then built and scaled a full-service brokerage and property-management company to more than 400 units before a successful exit. That operator’s background shapes how he works with clients today — pricing, negotiation, and advice grounded in what properties actually do, not just what listings say.

As leader of the LV5 Real Estate Team at Hartsock Realty, Jeff lists and sells residential and commercial property at every price point across West Central Ohio, and he has represented buyers in hundreds of transactions. Investors get an especially experienced partner: Jeff is also the Managing Partner of LV5 Capital, a Lima-based multifamily investment firm with more than 800 units and over $75M in assets under management — so when he analyzes a rental or a value-add deal with you, he is speaking from an investor’s own track record.
