Industry data has generally found that agent-assisted sales tend to achieve higher prices, and you still typically need to offer buyer-agent compensation to attract the many buyers working with agents. You also take on the disclosure liability and the time.
When FSBO can make sense
If you already have a buyer lined up (a relative, a neighbor, a tenant), a flat-fee or consulting arrangement with an agent can give you legal and contract help without full-service cost. That's often the smartest middle path.
